Repairs and responsibility

This information has been drawn up to clarify which areas of maintenance and repairs are the responsibility of the owners and which are that of the Administrative Body of Pueblo Girasol.

According to the Spanish legislation, the responsibility for repairs is generally different from that which is the custom in Finland.

As a rule, in Spain the owner of the property pays all the expenses of any repair work. (The homes are the equivalent of the properties in Spain). The Administrative Body is responsible for the upkeep of the communal areas, i.e. the outside of the building and the paintwork, the waterproof covering of the roof, the ceiling of the loft, the lifts, the outside areas etc. and receives the funds to carry out this work of maintenance and repairs in the form of maintenance quotas.

As the responsibiility for maintenance and repairs is not a clear cut matter for many foreigners, a list indicating the share of responsibility has been drawn up and may be seen below. This has several sections and is equivalent to a report from the Finnish Association of property owners.

All property owners must see to their share of responsibility for maintenance and repairs in such a way as to cause no inconvenience to their neighbours’ properties or to the community. Should any damage be caused, the person in question will be held responsible.

If, for example, a water damage occurs in your apartment, proceed as follows:
1. Close the main shut-off of the water faucet next to the front door
2. Call/file a claim to your own insurance company
3. Report the damage to the property manager and other parties involved

Glazing boundaries

Glazing must not exceed the roof structure of the balcony above.

Glazing must not extend beyond the facade surfaces.

Glazing must not extend into areas managed by the housing company (common areas)

i.e. the building rights of the property or areas of the property cannot be used as glazing areas.

 

Courtyard

Glazing must be consistent with the glazing of the neighborhood.

 

Facade changes

Before the government can process the project, there must be an architectural and structural plan.

After the government's approval, the owner can apply for permission for the measure from the city's building office.

-The government must approve the plans before construction begins

-Frameless glazing is used for glazing

-The roof structure must be a metal sandwich, 55-30mm thick, white aluminum on both sides

-The possibility of extending the neighboring roof must be taken into account in the roof

 

Installation of the air conditioner

Installed on the balcony or next to the entrance door

Condensate must be collected in its own container. NOT in flower pots or in the hallway.
